    If your pension feels a little tight, a lifetime mortgage can provide extra funds to ease the pressure and make day-to-day life a little more comfortable.

  • Give family a helping hand
    Many people like to gift money to children or grandchildren - for a house deposit, education, even a wedding, or just to make life a bit easier. After all, why wait until you’ve gone if you can enjoy helping them now? (Note: if you give money away the recipient may have to pay inheritance tax in the future).
  • Pay off an interest-only mortgage

Am I eligible for a lifetime mortgage and how much could I borrow?

Eligibility is mainly based on your age (usually 55+), your property value, and sometimes your health. The older you are, the more you can usually release. Andy can quickly show you the loan ranges available based on your home and circumstances, or you can use our maximum loan calculator here.

Can I protect some of the value of my home to leave as an inheritance?

Yes. Many plans offer a guaranteed percentage of your home that will always be left to your beneficiaries, no matter how long the plan runs.

Can I repay my lifetime mortgage early and are there early repayment charges?

Lifetime mortgages are not designed to be short-term borrowing. You can repay early, but some lenders may apply early repayment charges (ERCs). Andy will always explain these clearly so you understand how flexible your plan is.

Can I take out equity release if I live with my partner, spouse or family members?

Yes. A spouse or life partner aged 55 or over who is living with you permanently can be added to the plan, which protects their right to stay in the home. If a family member or guest is living with you, we simply need to make sure they’re aware of how the plan works, and that if you die or permanently leave the property, then they must leave it too.

Can I take the money as a lump sum or draw it down when I need it?

You can do either. Many clients take a smaller initial amount and keep the rest in a drawdown reserve. That way you only pay interest on what you actually use.
