Spray Foam Insulation - Consumer Guide

It is estimated that over 250,000 homes in the UK have sprayed foam insulation installed (source: Property Care Association). However. If it is not properly installed, it can lead to condensation build up, potentially causing timber rot or decay, mould and mildew growth and corrosion to metal components in the roof.

Cases have also been reported of some vulnerable householders, particularly the elderly, being targeted by rogue removal firms.

In March 2025 the national trade body the Property Care Association (PCA) published a consumer guide to help householders with concerns over spray foam insulation installed in their properties. As founder and owner of a mortgage and equity release adviser firm, and indirectly representing finance advisers and the end users of the foam, homeowners, Andy Wilson was part of the stakeholder group who contributed to the guide, and was also involved in the earlier publications by the PCA for surveyors involved in assessing sprayed foam installations.

The foam continues to cause problems for those looking to raise mortgage finance on their homes, or to buy and sell them. This is due to the uncertainty of whether the foam will indirectly cause damage to the roof, which can prove extremely expensive to rectify.
